Pool inspections for buyers, sellers and rentals.

Buying, selling or leasing a place with a pool? We look at the water, the equipment and the surfaces, and tell you what the pool actually needs — so there are no surprises later.

What we look at

We come out, look at the pool, and tell you what it needs.

Every inspection starts the same way as every job: we look at the water, the equipment and the surfaces.

That means the condition of the surface and shell, the age and performance of the equipment, and what's worth restoring — and what isn't.

We test the water and check the pump, filter, visible pipework, valves and the chlorinator or sanitising system. Same checks we do on every regular service. Where it helps, you get photos too.

Then we talk you through it in plain English. What's in good shape, what needs attention now, and what to keep an eye on. If something needs a closer look, we'll say so rather than guess.

What an inspection covers

  • Water clarity and chemistry
  • Surface and shell condition
  • Pump, filter and chlorinator
  • Visible pipework and valves
  • Equipment age and performance
  • What's worth restoring, what isn't
Buying

Buying a place with a pool?

A pool can look great at the open home and still have a tired pump, a filter that's done, or a surface near the end of its life.

An inspection before you commit gives you the real picture — what's in good order, what's likely to need work, and what to keep an eye on. Then you can factor it in, instead of finding out after you've got the keys.

Selling

Selling? Get the pool ready first.

A clear, well-running pool helps a home present well. An inspection before you list tells you what's worth sorting first.

If the water needs work, we can handle a green pool recovery or a one-off clean, plus any pump, filter or chlorinator repairs.

We also do one-off cleans for property handovers, so the pool's swim-ready on the day.

Rentals

Leasing out a property with a pool?

For landlords and property managers, an inspection at the start or end of a lease gives you a record of how the pool and equipment were looking. Handy when you're working out what needs doing between tenants.

Want it looked after for the whole lease? Our regular pool maintenance comes with a chemistry report emailed after every service, plus notes and before-and-after photos where relevant.

Nobody needs to be home — speak to us about access, and we'll let you know when the team's in your area.

Straight answers

The ones we get asked most. Got a chemistry question? Head to our pool advice hub.

What does a pool inspection include?

We check the water, the surface and shell, and the pump, filter, chlorinator, visible pipework and valves. Then we tell you plainly what the pool needs.

Should I get the pool inspected before I buy?

If the place has a pool, it's worth knowing what shape the equipment and surfaces are in before you commit — so repairs don't come as a surprise after you move in.

Do I need to be there?

No. Speak to us about access arrangements and we'll let you know when the team's in your area.

Can you fix what the inspection finds?

Yes. Green pool recovery, equipment repairs, one-off cleans, regular servicing and renovations — so we can look after whatever turns up.

Need a pool looked at?

Tell us where the pool is, whether you're buying, selling or leasing, and when you need it done — we'll get you booked in.
